Landlord database opens in the West Midlands on Tuesday 15 December

Every certificate, on every home you manage, on one screen.

nodd keeps track of gas safety, electrical reports, EPCs, alarms, fire risk, insurance, deposits, right to rent and licences for letting agencies, holiday lets and long lets together, and helps you get each home ready for the new registers.

Opening 11 January 2027. Join the waiting list to hear first; founding places go to the list first. Then your first 30 days are free.

Long lets in England

The landlord database

Homes let on a tenancy (not holiday lets) must be registered by the landlord, with gas, electrical and EPC details, region by region from 15 December 2026. £65 a home a year.

Holiday lets

The short-let registers

England’s register is expected to start in March 2027; the details aren’t published yet. In Wales, providers must register by 31 March 2027.

Long lets

EPC C by October 2030

The government has announced C or better for private lets by 1 October 2030, with a spending cap and exemptions. nodd shows which homes may need work, while there’s time.

Rules and dates from GOV.UK and gov.wales, checked 23 October 2026. A guide, not legal advice. Sources

How it works

  1. Bring your homes in

Import the spreadsheet you already keep, or add homes one at a time. Holiday lets and long lets together.

  2. Owners send their certificates

Each home gets a private upload link. Owners send a photo or PDF from their phone, with no login.

  3. You check it before it counts

Anything an owner sends waits until someone at your agency checks it against the document and approves it. Every entry carries the name of the person who made it.

  4. Sleep soundly

Every home shows green, amber or red, with what’s due in the next 60 days and a one-page report per home.

Built for the new rules

EPC from the government register

Look up the rating and dates on the EPC register, and see which long lets are below C ahead of the 2030 change.

Ready for the landlord database

A checklist on every long let of the property details the database asks for, so they’re in one place when the landlord registers.

The Sleep Soundly Report

One page per home: what’s on file, how it got there, and who recorded it. Print it or send it to the owner.

A clear record

Every change, upload and approval is kept with a name and a date while the home is in nodd, so you can show what you held and when.

We’ll never tell you a home is “compliant”

Engineers certify. Landlords register. nodd keeps the record: what’s on file, when it runs out, how it got there and who at your agency recorded or checked it. We mark which items are the law and which are good practice. When someone asks, you can show exactly what you held and when.

Opening 11 January 2027. First 30 days free, then £4 a home a month, £49 minimum, before VAT
